The Building Committee hosted a very successful Open House this past Sunday. Thank you to everyone who attended. We hope you found it to be very informative. We will be hosting another Open House in late October to discuss even more details of the plans as we move forward, including cost of the project, its effect on your WRA Dues and the voting procedures.

Will my dues be raised to pay for the clubhouse project and if so, when and by how much?

If this project is approved by the community the WRA dues will be raised. While the amount has not yet been determined (we are consulting with experts and should have an answer by the end of October) the increase will take effect with your next invoice due April 2012.


How do the WRA Dues compare to the dues for other neighborhoods in Landen?

Listed in Order of Most Expensive to Least Expensive:
  1. Chestnut Landing = $525/yr: 1 Pool, Shared w/ Sailboat Pointe (no clubhouse, no voting rights!).
  2. Island Rec Association = $493/yr: 1 Pool, 1 Baby Pool, Tennis Courts, Clubhouse.
  3. Strawberry Hill = $425/yr: 1 Pool, 1 Baby Pool, Tennis Courts, Basketball, Volleyball, Clubhouse.
  4. Carriage Gate Rec = $400/yr: 1 Pool, 1 Baby Pool, Tennis Courts, Clubhouse.
  5. Montgomery Hills Rec = $360/yr: 1 Pool, Tennis Courts, Basketball.
  6. Woodfield Recreation Association = $310/yr: 2 Pools, 1 Baby Pool, Basketball, Tennis, Volleyball, Firepit, Clubhouse.
  7. Pine Ridge Rec $236/yr: 1 Pool, 1 Baby Pool, Tennis Courts.

Will we get to vote on this project and if so, how will that process work?

Yes, the community must approve any new capital item over $1000.

The plans call for a vote to take place during our next Fiscal meeting in December (notifications of the exact date will be sent out). 60% of the community must vote to reach quorum at this meeting and 2/3 of them must vote in favor of the project before we can proceed. If we do not reach a quorum the meeting can be adjourned and reconvened where a 30% quorum will be required to move forward. If that threshold is not met, then no action can take place on this vote.

Our By-laws permit only 3 ways to vote:

There are currently two options being considered for the clubhouse; 1) To completely rebuild it or 2) to remodel and add to the existing structure. Will we get to vote on Option 1 or Option 2?

No. The WRA Board will consider the options, the cost/benefit of both and how it will affect the dues for the community and make a determination which way to proceed. The community will then get to vote either YES or NO on the option presented.


The economy is poor right now, so why should I consider voting in favor of this project?

Besides the fact that our clubhouse is in very poor shape and needs a lot of work this is a perfect time for us to consider this project as builders are hungry for the work and banks are lending money at historical low rates. We understand that money is tight for many people and are working very hard to create a project that will last this community for many years but not increase dues to an unreasonable level.


What is the timeline for the project?

What will happen if the community does not approve this project?



Will the cost of renting the new/remodeled clubhouse increase?

This decision has not yet been determined but it will depend on the final project. Other communities have generated a decent income from rentals to help maintain the clubhouse and we would expect to do the same.


Both plans include a new outdoor shelter that can be used year round. Can this shelter be rented?

The shelter will most likely not be able to be rented during the pool season as it primary function will be for the people using the pool. During the rest of the year while the pool is closed we are considering offering the ability to rent it either with a clubhouse rental or separately.
